			<content:encoded><![CDATA[<p>I have been away for a few days so I have not had a chance to post also while I was away the frame erectors found there had been a slight error on the truses on the gable ends.</p>
<p>I had not realised that the drawing showed some of the softwood rafters on 2 of the gables and Oak on the main bedroom gable meaning we would have had to close the eves on the softwood gables and if we wanted the Oak exposed on the main bedroom gable the three gables would have looked odd so I agreed to Welsh Oak making up 10 Oak rafters so that all gable ends will have exposed oak in the eves.</p>
<p>SO this has delayed the completion of the frame by a few day and has cost a extra few £100 pounds extra I am glad it all came to light when it did as I feel the end result will look a lot better.</p>
<p>In the mean time I am getting a few labour quotes for the roof with a view to getting started in the next couple of weeks.</p>

			<content:encoded><![CDATA[<p>Back from the bank holiday break the Oak Frame is in the final stages of completion, there is one gable end and a stack of rafters to be lifted into place and then most of the first floor frame joints will need to be pinned.</p>
<p>I have contacted <a rel="nofollow" href="http://www.newbuild.co.uk/blog/goto/www_oakcleaning_co_uk/242/1">www.oakcleaning.co.uk</a> to get some idea of the costs to get the frame profesionally cleaned, I was considering doing it myself but it does now look a daunting task so I think it may well be time to get the experts in!</p>

			<content:encoded><![CDATA[<p>This morning I was up and about early despite a bit of a family get together yesterday as we were having a forklift delivered to the site to unload the Oak frame. As we had been let down on a couple of occasions on the frame delivery I was relieved to get a call from the driver that he was looking for the site.</p>
<p>At last the frame was here, least half of it anyway, once they have unloaded the lorry will be going back to Wales and will be back on Wednesday with the next load.</p>

<p>So the rest of today and tomorrow Welsh Oak Frame guy will be sorting the frame out and laying the sole plate down in readiness for the build to start on Wednesday when we will have a crane on site to lift the Oak in to place.</p>

			<content:encoded><![CDATA[<p>Met up with our Welsh Oak Frames project manager Keith at lunchtime, he needed to take a look at the site in preparation for the oak frame delivery. He also wanted to check our groundwork measurements for accuracy and  run through the scaffolding drawing&#8217;s that Welsh Oak had already provided showing where they required scaffolding and where it would be need to be altered as the Oak frame goes up.</p>
<p>The visit gave me a good opportunity to get some advise on problems I will probably come across once the frame is up, I have to say if I thought it had been easy so far I think I might be in for a wake up call over the next few months and I really need to keep my wits about me as costly mistakes it would seem can be made pretty easy.</p>
<p>One important thing that I realised was the underfloor heating I was looking at from nu-heat in Devon could not be fitted in an Oak Frame because as their drawings showed it should be fitted to the underside of the first floor, this is not possible with the exposed Oak of the ground floor ceiling because there is a layer of <a rel="nofollow" title="fermacell" href="http://www.newbuild.co.uk/blog/goto/Fermacell/143/1">Fermacell</a> that layes on top of the Oak beams forming the ceiling meaning the first floor underfloor heating will have to be fitted in trays between the joists before the first floor is finished.</p>
<p>A quick call to Nu-heat and they confirmed they have the tray system and are amending our quote, I would be interested to hear of other peoples experiences or reviews of Nu-heat &#8211; good and bad.</p>
<p>The first costly mistake averted!</p>
